  2.                         LEASE AGREEMENT 
  3.  
  4. AAAA-A1 rentals, referred to as LEASING COMPANY and Morrison
  5. Cleaners, referred to as CUSTOMER, agree: 
  6.  
  7. CUSTOMER shall lease from LEASING COMPANY the following items: 
  8. V300 Super-slurper rug shampooer 
  9.  
  10. LEASING COMPANY shall purchase the items set forth above as
  11. CUSTOMER'S agent. LEASING COMPANY provides no warranty upon the
  12. goods, and the sole warranty shall be that offered, if any, by the
  13. MANUFACTURERS and sellers of the leased equipment. 
  14. The equipment shall be located at: 
  15.  
  16. 8309 Beauford Parkway, Tuscaloosa 
  17.  
  18. and may not be moved without prior approval of LEASING COMPANY. 
  19.  
  20.  
  21. All expenses of delivery, set up and taxes of the leased goods
  22. shall be paid directly by CUSTOMER to the providers of such
  23. services. 
  24.

  26. CUSTOMER shall maintain insurance coverage, at its expense, upon
  27. the leased property with broad form coverage through an insurance
  28. carrier authorized to transact business in the State of Tennessee
  29. acceptable to LEASING COMPANY, which approval shall not be
  30. unreasonably withheld.

  33. CUSTOMER agrees to pay LEASING COMPANY the total sum of $ 4000.00
  34. ( four thousand & no/100 dollars) in consideration of the lease of
  35. the equipment, to be paid in 24 installments due every 30 days, 
  36. with the first payment due on September 30, 1996. 
  37.  
  38. Upon the failure of CUSTOMER to pay any installment due, or to
  39. comply with the provisions of this lease agreement, the LEASING
  40. COMPANY may accelerate the payment of all remaining sums due. The
  41. CUSTOMER shall pay all taxes and levies upon the equipment. 
  42.  
  43. Upon default the LEASING COMPANY may take possession of the leased
  44. items, and may enter the premises of CUSTOMER to do so. 
  45.  
  46. CUSTOMER shall have the option to purchase the leased equipment at
  47. the conclusion of the term of the lease, provided that all
  48. payments have been made, for the sum of $ 10,000 ( ten thousand &
  49. no/100 dollars). Should CUSTOMER decline to exercise this option,
  50. CUSTOMER shall return the equipment, at its expense, to LEASING
  51. COMPANY.

  54. The customer shall be responsible for all maintenance upon the
  55. leased items, and shall keep the equipment in good operating
  56. condition. 
  57.  
  58.  
  59. Upon default, CUSTOMER agrees to pay any and all costs of
  60. collection including attorney's fees incurred by LEASING COMPANY.
  61. CUSTOMER shall not move the leased items without the prior
  62. approval of LEASING COMPANY. 
  63.  
  64. CUSTOMER agrees to execute financing statements or other documents
  65. reasonably required by LEASING COMPANY.
